  • If there were any issues with any of the appliances, remedies would be suggested in the certificate.

It is important to note that if your tenants own any gas appliances, they are required by law to get them inspected themselves. That is not the landowner's responsibility.

When Will You Receive your CP12?

Your gas safety certificate will be ready within 48 hours of your inspection. In many cases, you can obtain an online copy of the certificate if the company has an online option.

If there is a fault in your gas appliances, then your gas certificate will be issued when those appliances have been fixed. The gas-safe engineer will indicate those appliances as not safe to use and will usually disconnect them.

How Long is My Certificate Valid For?

Your CP12 is valid for twelve months. It is an annual requirement and can be done as early as ten months after the inspection. It means that you cannot wait for the looming deadline but can have your inspection done earlier.
