According to the Electricity at Work Regulations 1998, all electrical systems and appliances need to check regularly and maintained to avoid any danger. As a landlord, it is often required to have PAT of the property every year to maintain safety.
Along with PAT, the law also requires a landowner to obtain an electrical certificate for the hard wiring at the property. It is called an EICR.
Electrical Installation Condition Report (EICR)
