According to the Electricity at Work Regulations 1998, all electrical systems and appliances need to check regularly and maintained to avoid any danger. As a landlord, it is often required to have PAT of the property every year to maintain safety.
Along with PAT, the law also requires a landowner to obtain an electrical certificate for the hard wiring at the property. It is called an EICR.

Electrical Installation Condition Report (EICR)
As a landlord, you might also be required to submit an electrical certificate regarding the hard wiring of the property to the tenants. This certification is known as the Electrical Installation Condition Report (EICR).
EICR is a comprehensive report that includes inspection of the electrical wiring, earthing, sockets, switches, and the fuse board. For residential rental properties, EICR is recommended every 5 years.
